Home Maintenance Guide

MONTHLY CHECK

  • Test smoke and CO detectors: Ensure they are working properly, and replace batteries.
  • Change or clean HVAC filters – Helps your system run efficiently and improves air quality.
  • Inspect plumbing for leaks – Check under sinks, around toilets, and for any signs of water damage.
  • Clean kitchen exhaust fan/vents – Prevent grease buildup and maintain airflow.
  • Clean dryer vent – Reduces fire hazards and helps improve efficiency.

Winter (December - February)

  • Winterize outdoor faucets and sprinkler systems: Drain them to prevent freezing.
  • Check attic insulation: Ensure it's properly installed and that there are no gaps that could cause heat loss.
  • Clean chimney and fireplace: If you use your fireplace, have it inspected and cleaned.
  • Inspect roof and gutters: Remove any debris, and check for damage or ice dams.

Spring (March - May)

  • Deep clean gutters and downspouts: Clear debris to prepare for April showers.
  • Inspect foundation for cracks or leaks: Spring thawing can cause water to seep through.
  • Trim trees and bushes: Cut back dead or overgrown branches before they interfere with your home or cause damage.
  • Check for mold: After the humidity of winter, ensure there are no signs of mold or mildew.
  • Clean windows: Take advantage of longer days and bright sunlight to clean interior and exterior windows.

Summer (June - August)

  • Maintain lawn and garden: Mow, weed, water, and fertilize regularly. Consider aerating your lawn.
  • Inspect deck and patio: Look for signs of damage, rot, or wear. Clean and reseal wooden decks if necessary.
  • Check the roof for damage: Summer storms can be harsh, so inspect for loose shingles or leaks.
  • Inspect outdoor lighting: Make sure garden and porch lights are in working order.
  • Clean and inspect grill: If you use a gas grill, check for leaks or issues with the propane tank.

Fall (September - November)

  • Clean gutters and downspouts: Prepare for falling leaves and rainy weather.
  • Inspect and prepare furnace for winter: Schedule professional maintenance for your heating system.
  • Check windows and doors for air leaks: Re-caulk or weatherstrip as needed.
  • Winterize your lawn: Aerate and fertilize to prepare it for cold weather.
